Dealership, car condo slated for Westfield near Grand Park
A car dealership and a car condominium are planned for the northwest corner of State Road 32 and Ditch Road near Grand Park in Westfield.
Unlimited Motors, which sells used luxury vehicles, has about nine acres under contract along Ditch Road just north of Tournament Trail. Meanwhile, Jay Farmer, a local real estate investor and developer, plans to build a 12-building car condominium on 12 acres directly west of there. The car condo would be the first of its kind in Indiana.
Both projects are part of the Springmill Trails Planned Unit Development, which includes residential, mixed-use and commercial projects. William Tres Development is the developer overseeing the commercial district. Already, a Hoosier Market convenience store has been approved for the area.
Unlimited Motors has been looking for a new location for its dealership for years and worked with the city to find an appropriate spot for the roughly 37,000-square-foot building. Currently, the dealership operates at the southwest corner of U.S. 31 and State Road 32.
The Westfield City Council this month approved an amendment to the planned Unit Development that extends the commercial district boundaries and its permitted uses to allow for the dealership and the car condo.
The car condo, called Motor District and expected to cost $20 million to develop and build, would have 120 or more condos that will be privately owned by hobbyists looking for a place to store their luxury or antique cars and other collectibles.
Farmer told IBJ anything with a motor—cars, boats, RVs or lawn mowers—can be stored in the secure garages. In addition, items such as hunting gear, wine or bourbon collections can also be stored there.
Garages sizes are customizable. The small condos are about 25 feet wide and 40 feet in length. The condos will have lofts for living spaces, however, sleeping quarters will be prohibited.
Farmer has consulted AutoMotorPlex, a car condominium in Minneapolis, Minnesota, on the project and expects the Westfield condos to look similar to those at AutoMotorPlex.
